The Riffel Building is one of 10 monumental buildings on the complex of the former Meelfabriek, each with its own architectural features. The Riffel room is characterized by its steel column construction. It has been completely restored and stripped from top to toe from the inside and rebuilt from scratch with progressive sustainability measures. For example, the entire building is well insulated and equipped with high-quality double glazing in the original steel frames, the underfloor heating and cooling for the summer is controlled with geothermal energy, energy is recovered from ventilation air and the house is completely gas-free. Comfortable contemporary luxury in a nationally listed jacket with beautiful details such as sturdy steel constructions, large windows and meter high ceilings.

The layout of this apartment is very spacious and open and emphasizes the typical loft feeling. The spacious living room with French balcony flows into a spacious dining area and the open kitchen with cooking island. From past to future
Het Molengebouw dates from 1947 and het Riffellokaal dates from 1937. The buildings used to be full of machines to grind and process the grain. In order to make the old factory buildings suitable for living space, well-thought-out interventions have been made to meet the requirements of modern times, while preserving the monumental, industrial character. This keeps the beautiful steel construction visible and has undergone a special fire-resistant and insulating treatment. The masonry and jointing has been restored, the facades, roof and floors have been insulated. The beautiful slender frames have been carefully removed, restored and fitted with high-quality insulating glass and replaced. The original wooden ceiling parts have been preserved as much as possible and restored where necessary.
The ground floor has space for catering, workshop and retail space. These spaces are adjacent to De Meelfabriek Tuin and the future Plein and Maalderijstraat to the Singel Park.

The Riffellokaal is part of De Meelfabriek, a unique redevelopment project in Leiden. Here old buildings, mostly national monuments, are given new life and new buildings are added. With a mix of living, working and recreation, a new lively meeting place is created in the city.

The first phase will be completed by mid-2022. Then, in addition to the Molengebouw, Riffellokaal and Duwo complex, the Singeltoren will also be completed and occupied. The underlying garage is therefore publicly accessible, the garden above is planted according to a design by Piet Oudolf and the surrounding area landscaped. The 2nd phase will be completed in 2024, when the Meelfabriekplein and the Maalderijstraat will also be accessible as an entrance area for the Riffellokaal.

Progressive in sustainability
De Meelfabriek is known as a textbook example of innovative area development with respect for monumental heritage and great attention to sustainability. Here you live on a project that only uses sustainable energy sources. We work with soil sources, heat-cold storage, heat pump technology and solar collectors that provide for the energy needs. The buildings are completely gasless. But sustainability goes beyond this. The reuse of buildings is fundamentally more sustainable than new construction. Where possible, we keep the buildings, where they are demolished, we dispose of them for reuse elsewhere. When furnishing, we opt for quality materials such as high-quality double glazing and/or triple glazing for energy savings, low temperature heating, passive floor cooling for the summer, LED lighting, heat recovery from ventilation air, etc. In addition, electric driving is stimulated by the high supply of charging stations for all residents and visitors. And alternative transport solutions are sought and encouraged. We are continuously looking for the right interpretation at all levels of the project, while remaining open to new developments.

World-class architecture
The first plans were sketched by the famous architect Peter Zumthor, who convinced the authorities of the quality of this redevelopment. The Dutch architect Bart Akkerhuis and his team from the Paris-based Studio Akkerhuis have been working on the design and implementation of De Meelfabriek project for seven years now. The plans of Studio Akkerhuis show that De Meelfabriek will become a special place. The historic character of the buildings is preserved, while existing and new buildings in various places are given their own identity and integrated in a unique way with clear architectural interventions.

Akkerhuis's plan for De Meelfabriek is gaining worldwide recognition with the nomination as finalist of World Architecture Festival 2019.

Environment De Meelfabriek: Leiden and surroundings
De Meelfabriek is located within the Singels of Leiden and in the green ring of the Singelpark. Entering the city by boat, walking or cycling is ideal. The 3-storey underground parking garage offers space to visitors and residents.
